Our approach to estate restoration
Method before promise.
Every engagement follows four stages: the land, the house, the Belcourt Restoration, the proof. Each is documented, costed and signed off before the next begins.
One
The land before the house
We begin with the ground. Geology determines what a property can hold: the depth and stability of its aquifer, the drainage of its slopes, the capacity of its soils to carry an orchard and a working kitchen garden without irrigation from the mains.
Water is read at source. We measure yield across a full seasonal cycle, examine the recorded history of the borehole or spring, and set the property against regional withdrawal restrictions over the past two decades.
Climate is then projected to 2050 using public modelling: summer temperature range, rainfall distribution, frost dates. A territory is retained only when those figures still support the same way of living in twenty-five years. The result reads as a classification, not a shortlist.
Two
The house itself
The house is chosen for its position on the land: the elevation that keeps it dry, the orientation that keeps it cool, the distance that keeps its outbuildings useful rather than ornamental.
Restored where it holds, remade where it has failed, and openly so.
Access matters as much as elevation. A domaine must be reachable in every season by a road that belongs to it or serves few others, and it must hold a second way out.
A double water supply remains a condition. Independent steward's quarters are a sought-after asset: they open the way to a resident steward.
Three
The Belcourt Restoration
The Belcourt Restoration brings a domaine to the Belcourt Standard: the specification of full autonomy.
The acts are received in order; the works themselves interweave. Nothing is restored twice.
The Building
Structure, roof, walls and drainage brought back to sound condition. Each element is judged at the Audit: restored where it holds, remade where it has failed. What is remade is assumed as such, drawn in today's language and built to yesterday's rules. Never pastiche.
The Energy
Geothermal heating and cooling on probes, solar production and storage. Restrained home automation. The house closes, watches and alerts of its own accord, including in your absence.
The Water
A drilled spring and harvested rainwater, each able to supply the house on its own. Filtration, continuous quality monitoring, and planted filters returning used water to the land.
The Table
Kitchen garden and grafted orchard chosen for the terroir, cellar and cold room sized for a full season.
The Connection
Fibre and satellite, each able to serve alone; the whole estate covered, house, garden and outbuildings; the estate's weather and readings feeding the Belcourt Record.
Beyond the Belcourt Standard, each estate welcomes its own pleasures.
Four
The proof
Every domaine is documented before, during and after the works, elevation by elevation. The geometry of the building is kept: no volume added, no opening moved, no roofline altered.
What changes is what the house can produce. What remains is the house.
